You, as seller, are permitted to place a For Sale By Owner sign on your lawn and take direct inquiries from potential buyers and their agents. This will attract more interest from people who prefer to deal with sellers directly and not through an agent. Some buyers brokers may try to steer their clients away from no commission real estate transactions, but rest assured that they will be offset by the increased traffic from people who prefer the direct contact. Even with no commission real estate, you will still be responsible for your buyers brokers commission, but your total commission liability (including that owed to your own broker) will be thousands of dollars less than if you had entered into a traditional percentage based commission arrangement with your broker. If your buyer also works directly with you and not through a broker, no commission is due anybody.
